Governing Documents

The Association’s legal and approved foundational & governing documents can be viewed and/or downloaded by current residents, prospective homeowners, and realtors. A brief summary is provided but it is the responsibility of the homeowner to fully review the legal documents.

MISSION STATEMENT

The primary focus of the Lakeside Forest Association is first and foremost to treat each neighbor with respect, to maintain and improve property conditions; to maintain and improve neighborhood amenities; and to improve and enhance the quality of life for all Lakeside Forest residents.

Warranty Deed (1981)

  • Non profit
  • Shared Expenses
  • Common Property & Limited Common Property
  • Budget, Assessment, Rules, and Regulations are promulgated (enacted, enforced) by the Board
  • Penalties, Sanctions, Fines, and Suspension of Rights are promulgated by the Board
  • Number of pets, no livestock
  • No rentals for less than 30 days (no vacation or Airbnb allowed)
  • No trash dumping
  • No open fires
  • Maintenance provided of common property
  • Owner Maintenance Violations to be resolved within 10 days
  • Appoint A&D Committee with 3-6 members, including a Trustee; serves at the direction of the Board 
  • Retain natural character (earth tones)
  • No exterior changes without prior approvals in writing (must hear back inside 30 days)
  • Common expenses for administration, maintenance, and Association utilities
  • Can require Special Levy if cost of capital improvement needed
  • Failure to pay assessment can lead to lien and eventually foreclosure
  • Insurance requirements for Association
  • Easement for utilities includes 5' home perimeter access for homeowner repairs
  • Established Reserve Fund for ongoing and future maintenance
  • Enforcement of fees (reimbursement if removal or repair required)

About the Association

Lakeside Forest Association (LFA), established in 1981, is a private, gated, adult-oriented, fee-simple homeowners association (HOA). Fifty-two cedar-style contemporary homes are nestled in this scenic, secluded, lake-side forest just off Schrock Road in Westerville, Ohio.
