LFA is a deed-restricted, gated community that is responsible for maintaining its streets, lighting, amenities, and all common areas. Deed Restrictions (if unfamiliar, ask your realtor and closing agent what this means), Warranty Deed, Bylaws, Code of Regulations, and Rules and Regulations govern all residents. Under the purview of the elected, volunteer Board of Trustees, active committees ensure the maintenance of the neighborhood’s aesthetic through strict adherence to the rules. Residents share their time and talent by serving on the Board and its committees: Architecture and Design (A&D), Budget & Capital Improvements, Communications, Election, Handbook, Landscape, Maintenance, Communications, and Welcome/Orientation.
Of Particular Note:
Parking is prohibited on the neighborhood streets. This rule is strictly enforced to keep the neighborhood safe for emergency vehicle access.
HOA assessments are required to be paid in a timely manner to avoid late fees, legal fees, property liens, loss of amenity use, and/or loss of voting privileges.
Exterior decor, including color choices for patio/deck furniture, is regulated by the Architecture & Design Committee.
While these rules and codes may feel daunting at first, they are established in the interest of the entire community. The friendly, communal feeling and the beauty of the space are what keep the property values high and long-time neighbors from leaving!
